Some people do begin their real estate careers right after high school or college, but most come to real estate after doing something else. Some have retired, and other are just looking for a change of pace.

When writing agent bios I always look at those past careers to see how they can tie in to real estate sales. Often past experiences can reinforce the skills that the agent wants to emphasize.

Some past careers make for a tougher transition than others. For instance, school teachers have to teach themselves listening skills after years of being the one doing the talking. On the other hand, a good school teacher has the skills to educate buyers and sellers about the reality of today’s market.

That’s one skill that a bartender might not have, but I think good bartenders possess the majority of skills needed for a successful career in real estate.

My definition of a good bartender is one who has a following – a person who is a „draw“ for the establishment where they work. They can mix a good drink, but it’s their people skills that turn occasional customers into „regulars.“

So what skills do bartenders possess that would make them be good real estate agents?

A good bartender knows how to listen. Just think of the time they spend listening to their customers. And while they may not have to listen wholeheartedly to everyone, they need to pay close attention to their regulars. Just as good real estate agents need to pay close attention to their buyers and sellers.

And then they’d better have a good memory. Not only does he (or she, of course!) need to remember what each person at the bar wants when they hold up a finger for another drink, he needs to remember what to set down in front of a regular when they walk in. And then, he needs to remember what that person does for a living, the names of their children, etc. Agents need to remember the personal information along with their clients‘ wants and needs.

A good bartender respects what the customer wants – he doesn’t try to suggest that something else might do. As an agent, he probably won’t show someone a home on a busy street if they’ve specified wanting to live on a quiet cul-de-sac.

A good bartender can talk to people from all walks of life and treat them equally. He must be non-judgmental and friendly, in all but the most extreme cases. And when faced with those extreme cases he has to think and act quickly without getting flustered. Good practice for dealing with the surprises buyers and sellers sometimes spring on an agent.

A good bartender knows how to keep confidential information. Good bartenders can’t be gossips. Can you imagine how fast they’d lose their following if they started mentioning that Mr. Smith came in for a drink with Miss Jones, or if they mentioned that a salesperson from X company was involved in a long conversation with the owner of Z company? In real estate, keeping client information confidential is a must.

A good bartender has to have people-management skills. He needs to be able to say „You’ve had enough“ without turning a customer into an enemy. That takes a bit of finesse! This skill could translate well into the finesse that’s needed when clients ask an agent to do things that go against regulations.

So – if you’re a bartender and thinking of a change, consider real estate. You have the skills!

2) The second reason for failure to meet investment goals is the absence of capable hands to handle real projects. For you to succeed as a real estate investor, you must work with the professionals. After you must have briefed your architect on the type of structure that you want to put up, let the quantity surveyor move in and do a cost analysis of the project. How to Successfully Convert FSBO’s to Your Listings

I’ve been in real estate now for over 10 years. I started with no sphere of influence and in a totally new area after moving across the country to relocate. In my first year, I was International Rookie of the Year with over $12Million in Sales. One of my main target markets was For Sale By Owners.

I learned some key pieces to actually getting these prospects to become my clients, here is the plan for conversion:

The first step is to actually have a real Action Plan for converting FSBO’s to your Listings. The Action Plan should span over 90 days for the high intensity contacts, and then convert to a lifetime of „touches“ to make sure that they stay your clients and customers for life.

The initial step of the Action Plan is to find prospects: you can use a variety of sources including the newspaper (online and offline), FSBO specific sites and driving around areas. Once you’ve found them, you need to add them to your Action Plan and make that initial call.

The initial call should be something that is comfortable for you. It should not be threatening or question their intelligence. You’re probably laughing at this one, but when I started there was a colleague of mine who was also targeting FSBO’s – he would come to the office early in the morning and start making calls. You have to admire him except that he would always cut off his initial call script within 30 seconds because they hung up on him!

The reason for his massive failure was that he took a course from a highly regarded and successful real estate trainer (albeit one that had never actually sold a house!). This trainer taught him the script that I hear way too often: „Hello, this is Joe Smith – is the owner around? Great, I understand that you are trying to sell your home yourself, is this correct? Wow do you know how many people try that and then end up listing with a realtor within 30 days? Do you realize that people have actually been killed trying to sell their home by themselves?…“

The conversation was one based on fear and insulting their intelligence. What would you do if you received that call at 7:00 AM (or anytime for that matter)? You would become angry and hang up too!!!

The other mistake script is telling them that you have a buyer that you would like to bring by. The only problem with that is that you really don’t have one and then you show up to see the property and use an excuse that your buyer couldn’t make it – only to proceed to try to get them to list their home with you! Warning: they’ve heard it and been there already!

Your initial call should be one of understanding and patience – not fear and insults. Remember, the FSBO has decided to sell their home without an agents help for any number of reasons. You have no clue yet why but one of your missions later will be to find out. First, you need to get your foot in the door.

I always used an approach that allowed me to tour their property without ever mentioning the possibility of listing their home. If you approach the call as a genuinely interested person, then you will have more success.

Once you’ve met with them and toured the home. You will have substantially more knowledge on the property, the owner and the reasons for attempting to sell FSBO. You can then start to build additional trust and offer help and assistance. This is accomplished by a series of postcards, phone calls, handouts and letters.

Your postcard series should be targeted to offering various services for free or a small fee: use of your IVR system, fliers, showing and tour services, FSBO website listings and more. The more that the FSBO sees you as a friend instead of a salesperson looking to take another listing, the better off you are and will be in the future.

Your letter series should include handouts, guides and other support materials that show your professionalism without asking for a listing. Examples of your marketing materials are good but actual step by step guides („Holding a Successful Open House“, etc.) are much better. Again, this is an opportunity to set yourself apart as the expert and the only person trying to help the For Sale By Owner succeed.

Here’s one key tip: ask to host their Open Houses. If you do this and do it correctly, you should get 1 -2 additional pieces of business from every Open House that you help that FSBO Owner with.

Here’s the bottom line – treat the FSBO as if they were already your client. Help them with their efforts… if you follow the right process, one of two outcomes will occur. Either you will be asked to list their property or it will sell and you will get referrals and additional business!

Death and Real Estate.

Nothing is as final as an estate sale. Family members usually have opinions that get vetted in the process. A word to the wise; be succinct, be brief, use a gentle hand, and be prepared for the unexpected.

This can be unstable territory for the family,  tensions can peak when it involves the sale of the family home. Pent-up rivalries boil to the surface during many of these sales. Family members are emotionally charged….prepare to tread softly. Not all estate sales are „Estates“. Some are just homes that need a lot of work that have an inflated value placed by their heirs.

I know…it won’t happen in your family….well…stand by. Things tend to get a little freaky…no matter what the pre-resolve. You can set your watch to it.

Some helpful battle weary rules beyond the basics:

As the Realtor, follow real estate rules explicitly set forth in your state, and pay attention to every detail. Your involvement will be under a high level of scrutiny.

Follow the direction of the Executor(s) of the estate. They are the legal entity that calls the shots (not the bereaved cousin) and remember to use a gentle hand. And if the property is in probate, follow what the probate calls for explicitly.

Useful suggestions that I have employed in the past concern the contents of the property. What do you do with all the stuff inside?  The seller (the executor) might need a little guidance from you.

This is not the standard moving checklist. This involves your suggestions on „tag“ ladies, estate sale specialists, estate attorneys (if the executor is from out of state), and some basic insight from their Realtor as to what needs to be done in order for the home to to become Market Ready.

If an estate sale is needed, do not have the family box stuff up and put it in storage.  Most storage places will not allow sales to the public at their locations.  Let the estate sale manager do the sale at the house, then put the house on the market.

However, if there will not be an estate sale-and the property needs to be disposed of quickly-suggest to the executor to have the contents of the home be boxed up, labeled, and placed into storage… to be dealt with at a later date. Dispersal doesn’t need to be instantaneous and yanked on a beckon call.

Your communication needs to be discreet and only with the Executor(s) of the estate. You should be well versed in the rules of the state and the probate court. Consult with your local Estate Attorney if needed.

Keep in mind that those involved in this process  (the death of a loved one) are somewhat exhausted.  Press to have the property priced to sell…Don’t add angst by overpricing and under-delivering. It is better to get the property sold quickly as it helps to alleviate the stress on the family. 

It’s usually a difficult situation for the seller(s) and it is up to the Realtor to make it as easy and stress-free as possible. Be the Realtor(r) that makes the property sell.
